CONTROLADORA COMERCIAL MEXICANA ("CCM") ANNOUNCES RESULTS FOR THE ~~SECOND~~THIRD QUARTER 2003. (Mexico City, ~~July~~October 2328, 2003) Controladora Comercial Mexicana (BMV: "Comerci"; NYSE: "MCM") ~~announces~~announced on this date its ~~Second~~Third Quarter 2003 results. This report shows the status of the Company in terms of operation, cash flow generation and capital investment, as well as the financial statements for the period ended ~~June~~September 30, 2003. ~~During~~This quarter similar sales results were comparable as those reported in 2002 as a consequence of the ~~second~~change into a Low Prices Strategy, with the only exception of July, where last year we still maintained promotions and discounts, whereas this year we offered tag products and a variant on promotions like in the purchase of two products customers got one free. Since August this year we are comparing a fully implemented low prices campaign versus its similar in 2002. Financial results: During this quarter the Company ~~increased~~decreased 1.024% in same store sales compared to the same period in 2002. ~~Nevertheless~~This ~~this~~decrease ~~positive~~in ~~result,~~sales wecame ~~are~~to ~~still~~the ~~being~~hand of an affected bysales ~~the~~performance ~~prices~~in ~~decrease~~July ~~due~~mostly toas a consequence of the change in commercial strategy already discussed and the self-inflicted reduction in prices in an important percentage of our ~~promotional~~categories. ~~strategy~~August showed a strong performance and September was moderately affected by calendar effects. Regarding ~~the~~ income statement, net sales increased 72.37% from $78,~~463~~523.78 million during the ~~second~~third quarter in 2002 compared to $8,~~010~~756.98 million for the same period in 2003. Gross profit increased 8.78%, from $1,~~489~~640.69 million in 2002 to $1,~~619~~784.27 million in 2003,. ~~increasing~~Gross ~~gross~~ margin inincreased 25113 basis points to conclude with 20.24% in 2003. ~~This~~evidencing ~~improvement~~the isbenefits ~~mainly~~of ~~due~~our tonew ~~the~~commercial ~~fact~~strategy. ~~that~~Operating ~~our~~expenses ~~change~~increased in1.3% ~~strategy~~from ~~has~~$1,362.2 ~~granted~~million aduring ~~greater~~2002 ~~cost~~to of$1,380.1 ~~sales~~million ~~control~~for of the ~~Company.~~same ~~When~~period ~~eliminating~~in ~~promotions~~2003, ~~consumers~~representing ~~are~~22 ~~inclined~~basis topoints ~~buy~~decrease ~~proportionally~~of atnet ~~each~~sales ofpercentage ~~the~~in ~~different~~2003 ~~departments~~with ~~thus~~respect anto ~~increase~~2002. As a result, the operating profit increased 8745.02% from $~~123~~278.57 million ~~during~~for the ~~second~~third quarter of 2002 to $~~231~~404.06 million for the same period in 2003, representing 13.73% and 24.96% of net sales for 2002 and 2003 respectively. EBITDA during the third individual quarter increased 3425.89% from $~~311~~464.52 million during 2002 to $~~420~~584.02 million for the same period of 2003. EBITDA as a percentage of sales during this quarter was 5.4% in 2002 versus 6.7% in 2003. With respect to integral cost of financing it is worth mentioning the following: During ~~the~~this individual quarter interest ~~paid~~expense increased 4053.52% from $57.71 million in 2002 to $8187.14 million in 2003. ~~This~~as ~~was~~a ~~mainly~~consequence ~~due~~of tobank ~~the~~commissions ~~$40.0~~related ~~million~~to ~~additional charge for~~ the ~~use~~implementation of ~~the~~our ~~call~~13 ~~option~~months ofinterest ~~the~~free ~~US$100~~promotion ~~million~~by ~~bond~~using credit cards. Interest ~~gained~~income during ~~2003~~this ~~increased~~quarter 7decreased 66.48% compared to ~~last~~same ~~year~~period of 2002 from $715.03 million in 2002 to $75.61 million in 2003. Foreign exchange ~~results~~loss ~~had~~increased ~~a substantial positive change of 138~~20.95% from $~~130~~53.89 million ~~loss~~during in 2002 to $5064.9 million ~~gain~~ in 2003. ~~Monetary~~as ~~position~~a ~~results~~consequence ~~changed~~of ~~107~~the devaluation in the parity peso dollar during this quarter.5% Other financial operations had an important swing from a $6421.64 million ~~gain~~loss ~~during~~in 2002 to $440.86 million ~~loss~~gain in 2003 mostly explained by the goodwill amortization from the Auchan purchase. InAs ~~consequence~~a result, integral ~~result~~cost of financing ~~improved~~varied 76260.56% during the third individual quarter from $~~116~~24.80 million ~~loss~~ in 2002 to $2786.56 million ~~loss~~ in 2003. ~~Other financial operations registered a substantial change reflecting the goodwill's amortization from Auchan's operations acquisition.~~ Cumulative ~~net effect from~~ deferred and non-deferred ~~tax~~taxes ~~represents~~represented ~~a charge of~~ $22113.29 million for the ~~second~~third individual quarter of 2002 compared to $~~129~~98.94 million ~~for~~in ~~the same period of~~ 2003.
