Item 7.01. Regulation FD Disclosure.

On March 3, 2026, SmartStop Self Storage REIT, Inc. (the “Company”) provided the following metrics for the Company’s same-store facilities (stabilized and comparable properties that have been included in the consolidated results of operations since January 1, 2025, excluding four other properties):

Physical occupancy as of:

December 31, 2025 and December 31, 2024 was 92.1% and 92.3%, respectively;

January 31, 2026 and January 31, 2025 was 92.7% and 92.1%, respectively; and

February 28, 2026 and February 28, 2025 was 92.7% and 92.7%, respectively.

Monthly web rates as of:

December 31, 2025 and December 31, 2024 was $0.93 and $0.97, respectively;

January 31, 2026 and January 31, 2025 was $0.91 and $1.05, respectively; and

February 28, 2026 and February 28, 2025 was $0.95 and $1.01, respectively.

Monthly move-in rates as of:

December 31, 2025 and December 31, 2024 was $0.89 and $0.94, respectively;

January 31, 2026 and January 31, 2025 was $0.85 and $1.00, respectively; and

February 28, 2026 and February 28, 2025 was $0.87 and $0.90, respectively.

Monthly in-place rates as of:

December 31, 2025 and December 31, 2024 was $1.64 and $1.64, respectively;

January 31, 2026 and January 31, 2025 was $1.64 and $1.63, respectively; and

February 28, 2026 and February 28, 2025 was $1.65 and $1.64, respectively.
