Explanatory Note:

This Form 10-D/A amends the Registrant's Asset Backed Issuer Distribution Report on Form 10-D filed by the Registrant on September 23, 2025 (SEC Accession No. 0001888524-25-016192) (the "Original 10-D"). The purpose of this amendment is to revise information in the Monthly Distribution Report filed as Exhibit 99.1 to the Original 10-D due to a reallocation of the realized loss for the 229 West 43rd Street Retail Condo Mortgage Loan (Loan Number 3 on Annex A-1 of the prospectus of the registrant relating to the issuing entity filed on December 8, 2016 pursuant to Rule 424(b)(2)). The result of this revision is to update the “Gross Sales Proceeds or Other Proceeds”, the “Fees, Advances, and Expenses” and the “Net Proceeds Received on Liquidation” with respect to the 229 West 43rd Street Retail Condo Mortgage Loan in the Historical Liquidated Loan Detail chart on page 28. The updated information does not change the amount distributed to any Class of Certificates.

On September 12, 2025 a distribution was made to holders of the certificates issued by CD 2016-CD2 Mortgage Trust.

The distribution report is attached as an Exhibit to this Form 10-D/A, please see Item 10(b), Exhibit 99.1 for the related information.

The following table presents the loss information for the trust assets for the CD 2016-CD2 Mortgage Trust in accordance with Item 1100(b) as required by Item 1121(a)(9) of Regulation AB:

No assets securitized by Deutsche Mortgage & Asset Receiving Corporation (the "Depositor") and held by CD 2016-CD2 Mortgage Trust were the subject of a demand to repurchase for breach of the representations and warranties contained in the underlying transaction documents during the distribution period from August 13, 2025 to September 12, 2025.

The Depositor filed its most recent Form ABS-15G in accordance with Rule 15Ga-1 under the Securities Exchange Act of 1934 (a "Rule 15Ga-1 Form ABS-15G") on February 13, 2025. The CIK number for the Depositor is 0001013454.

German American Capital Corporation ("GACC"), one of the sponsors, has filed a Form ABS-15G pursuant to Rule 15Ga-1 under the Securities Exchange Act of 1934 on February 13, 2025. The CIK number of GACC is 0001541294.

Citigroup Global Markets Realty Corp. ("CGMRC"), one of the sponsors, has filed a Form ABS-15G pursuant to Rule 15Ga-1 under the Securities Exchange Act of 1934 on February 13, 2025. The CIK number of CGMRC is 0001541001.

Item 6. Significant Obligors of Pool Assets.

The 8 Times Square & 1460 Broadway mortgage loan constitutes a significant obligor within the meaning of Item 1101(k)(2) of Regulation AB and as disclosed in the Prospectus Supplement filed with the SEC on December 8, 2016 for CD 2016-CD2 Mortgage Trust. In accordance with Item 1112(b) of Regulation AB, the most recent unaudited net operating income of the significant obligor was $6,883,018.33 for the period from January 1, 2025 to June 30, 2025.
