On February 18, 2026 a distribution was made to holders of the certificates issued by COMM 2012-CCRE4 Mortgage Trust.

Item 2. Legal Proceedings.

Disclosure with respect to Rialto Capital Advisors, LLC, as special servicer:

On June 15, 2022, Icahn Partners LP and Icahn Partners Master Fund LP (collectively “Icahn”) filed a complaint in Nevada District Court alleging a cause of action for breach of the PSA relating to losses incurred with respect to the Prizm Outlets which is an asset that was part of the COMM 2012-CCRE4 Commercial Pass-Through Certificates. Icahn alleges claims for breach of contract, breach of covenant of good faith and fair dealing, fraud and declaratory judgment claiming that Rialto delayed too long in the liquidation of the Prizm Outlets and that three appraisals prepared in connection with the workout misstated the value of the property. On April 15, 2025, the Trustee, U.S. Bank Trust Company, National Association, intervened in the action at the direction of Icahn, and on behalf of only the portion of the Class E Certificate not owned by Icahn. Rialto intends to vigorously defend against all of the claims.

Item 6. Significant Obligors of Pool Assets.

The Prince Building Mortgage Loan (Loan Number 1 on Annex A-1 of the prospectus supplement of the registrant relating to the issuing entity filed on November 13, 2012 pursuant to Rule 424(b)(5)) constitutes a significant obligor within the meaning of Item 1101(k)(2) of Regulation AB as disclosed in the prospectus supplement. In accordance with Item 1112(b) of Regulation AB, the most recent unaudited net operating income of the Prince Building Mortgage Loan was $9,312,642.00 for the period from January 1, 2025 to September 30, 2025.

The Eastview Mall and Commons Mortgage Loan (Loan Number 2 on Annex A-1 of the prospectus supplement of the registrant relating to the issuing entity filed on November 13, 2012 pursuant to Rule 424(b)(5)) constitutes a significant obligor within the meaning of Item 1101(k)(2) of Regulation AB as disclosed in the prospectus supplement. In accordance with Item 1112(b) of Regulation AB, the most recent unaudited net operating income of the significant obligor was $10,390,431.75 for the period from January 1, 2025 to September 30, 2025.
